How does the property value calculator work?
The calculator uses the Price Per Square Foot (PSF) method. It looks up the median PSF from verified transaction data for your property type and state, then multiplies by your built-up size. For example: median PSF of RM500 × 1,000 sqft = estimated value of RM500,000. The result shows a range based on 25th–75th percentile PSF values.
What is PSF (Price Per Square Foot)?
PSF is the price of a property divided by its built-up area in square feet. It is the standard metric used by banks, valuers, and property agents in Malaysia to compare properties of different sizes. A condo in KL might trade at RM600–RM1,200 PSF depending on location and quality.
How accurate is the property value estimate?
Our estimates are based on median transaction data — the same source used by banks for home loan approvals. The PSF method is accurate for standard residential units in established areas. Accuracy decreases for unique properties (corner lots, penthouses, distress sales) or rural areas with fewer transactions.
What is the difference between this calculator and a formal property valuation?
