How to Calculate Salary Needed to Buy a House

Banks in Malaysia use the Debt Service Ratio (DSR) to determine your loan eligibility. The DSR is the percentage of your gross monthly income that goes towards debt repayments. Most banks allow a maximum DSR of 60% for housing loans.

The Formula (Simplified)

1. Loan Amount = Property Price × 90%
2. Monthly Instalment = Loan Amount × [r(1+r)^n] / [(1+r)^n - 1]
   where r = 4.5% ÷ 12, n = 35 × 12 months
3. Minimum Salary = Monthly Instalment ÷ 60% (DSR)
