How Does This Affordability Tool Work?

We combine official household income data from DOSM (Department of Statistics Malaysia) with real new launch property prices from our database of 696+ projects. For each state, we calculate whether the median household can afford the median new launch using standard bank lending criteria (70% DSR, 35-year tenure, 4.5% interest rate, 10% down payment). You can adjust the salary slider on each state page to check your personal affordability.

Panduan Kelayakan Beli Rumah Malaysia 2026

Soalan "layak ke saya beli rumah?" bergantung pada beberapa faktor — pendapatan bulanan, status pekerjaan, hutang sedia ada, dan skim perumahan yang anda mohon.

Untuk pembeli rumah pertama, kerajaan menawarkan pengecualian duti setem 100% bagi rumah berharga sehingga RM500,000 (sehingga 31 Dis 2027). Skim Rumah Pertamaku (SRP) membolehkan pembiayaan sehingga 110% tanpa bayaran pendahuluan.

Penjawat awam boleh memohon pembiayaan LPPSA dengan kadar faedah tetap 4% dan pinjaman sehingga 100%. Had pembiayaan kini dinaikkan kepada RM1 juta.

Untuk golongan B40, program PPR menawarkan rumah serendah RM35,000, manakala skim seperti Selangorku dan Rumah Mesra Rakyat menyediakan pilihan mampu milik mengikut negeri.
