How accurate are these transaction prices?β–Ό

Very accurate. These are stamped sale and purchase agreement prices submitted to the government, not self-reported or estimated. They represent 100% of recorded subsale transactions in Malaysia, making them the most reliable source for property market data.

How do I use this data to negotiate a better price?β–Ό

Search for the housing scheme you're interested in and check the median transacted price and PSF. If the seller is asking above the median, you have data-backed grounds to negotiate down. The 25th–75th percentile range shows what buyers typically pay for that scheme.

What's the difference between subsale and new launch prices?β–Ό

Subsale (secondary market) prices reflect what the property is actually worth based on real transactions. New launch prices are set by developers and often carry a premium. Comparing both helps you decide whether buying direct from developer or on the secondary market gives better value.
